Hi everyone,

My husband and I are putting an offer on a property that needs a decent amount of work. We'd like to use hard money to fund the rehab, but have never done this before. What are some things to look out for??

I've stumbled across a great deal for a lakefront lot that is available in a vacation area that I am very interested in. The problem is, I have no experience at all in this space- what are some things I need to know before moving forward to purchase the land? I do know that is it has R1 zoning, but not sure where to start to find out about running electric/gas/septic etc. Can anyone provide some information on where to begin? If it matters, this is located in PA.

Hi Everyone!

I was recently laid off from my FT job because of COVID-19 - my husband and I are newbies who are ready to buy our first investment. We've listened to a ton of BP podcasts and feel like we have a good strategy and had always planned on me getting my RE license, more to give us access and opportunities for investing, not so much to be an active agent. Since my layoff, I thought it might be a good time for me to just dive into it. With that being said, I have a couple of questions:

1. Since we're in a pandemic and quarantined, what are some good online resources where I can learn and take the test? (I live in PA)

2. Since I have a lot more time on my hands these days, would be it worth it to take a stab into being a realtor? My background is in staffing, so I have a lot of experience in sales but have never really envisioned myself being a realtor, and have really focused on learning and developing skills to be a RE Investor. Our goal is for both of us to be able to quit our jobs in the next 5-7 years, however since I'm already unemployed and the job market is a little bit bleak right now, maybe now is the time to go all in and use the license to also generate income??

Sorry for the long winded question, I appreciate any help or guidance you can provide!

My husband and I have been saving cash to put into our first investment property which we are going to BRRRR - we'll have $20,000 in cash ready to go but I'm concerned it wont be enough to buy and renovate in our market. I have a roth 401K that I can pull $15,000 out of untaxed, is it a risky move to pull that? Knowing that we're going to BRRRR the property, I know I will get it back, but we want to be pretty aggressive when it comes to our investments so I'm not sure how long it will take for me to be able to pay myself back. Thoughts?

Thanks Joe, I did not think about that, so definitely good to know! I will definitely stick to texting with buyers who have given me the OK before breaking the law!

Hi everyone,

My husband and I are just getting our feet wet! We are living in our first purchase and doing the renovations on our own with plans to either sell or rent in the next couple of years. We would like to purchase our first rental in the next few months and I am eager to learn a bit more about wholesaling. I'm interested if anyone in this forum lives in the King of Prussia, PA area and knows of some networking groups? We're eager to get out there and start networking and connecting with other people in the area.

Hi everyone! 

I'm new to the forums but have been listening to BP for a few weeks now. I'm really motivated to get things started and start building up a pipeline of deals. I'm curious which texting tools people prefer and why? Since I'm a newbie, I'm looking for something that is inexpensive but user friendly. Thanks in advance!!
