I am a wholesaler. I am selling two investment properties in Cleveland, Ohio.9516 Mt. Auburn Ave. 44104. It is a 4br./2ba. duplex. Has almost 1,800 sq. ft. Also has a basement and an attic. Everything is still intact (electrical, plumbing, cabinets, etc), however it just needs some cosmetic work. This is a duplex that has 2br./1ba. on each side, however it could be converted back to a single family home. It is located in the Woodland Hills neighborhood (44104). I am asking 13k cash. 1191 E. 112th St. 44108. It is a 3br../2ba. home that just needs some cosmetic work as well. This one is selling for 10k cash. Both homes are vacant. I have a deal under contract. I got it from a rehabber that ran out of money. The house exterior is 95% complete and looks really nice. The inside needs about 30k in rehab costs. The address is 726 E. 3rd St. Delphos, Ohio 45833. It is a 4br/2ba w/ 2,148 sq.ft. It is selling for 40k cash, which would give me a nice profit. However, I have sent it to all my cash buyers, and no one is interested. I looked at the comps and they are over 100k, which I thought would be a no-brainer. Maybe my numbers are off. Please help!

I get deals from the entire state, and whether your goals are to rehab or buy/hold, I can bring you deals that match your criteria. I just need to know the areas you desire to buy ( Columbus, Cleveland, Dayton, etc.), the max you are willing to spend for each property, how fast you can close, and what type of house you want (2br., 3br, 1,000 sq. ft., etc.). This is a great deal! I am wholesaling a 4br./2ba house w/2,148 sq. ft. and a full basement. It is located in Delphos, Ohio, which is close to Findlay and Ft. Wayne, Ind. Full address is 726 E. 3rd St. Delphos, Ohio 45833. This is a handyman special with a full rehab. Flipper bought the house several months ago, but ran out of cash. I am only asking 40k cash for this, which still leaves a lot for an investor. After rehabbing, there could easily be 30-35k plus in profits. Comps are coming at 100k plus. The exterior is 95% complete and looks awesome. I will supply pics at your request. Will rent for around $900/mo. This home used to be a Duplex, and if you wanted to, you could turn it back to one. Move fast because this won't last long!

This is a great investment opportunity for a cash investor. The address is 204 W. Park Ave. Columbus, Ohio 43223. It is a 3br./1ba., 2-car detached garage, w/ 1,572 sq. ft. This is an awesome deal in a respected, quiet, and hardworking middle-class neighborhood. This is one of the top neighborhoods in Columbus that investors are buying rental properties. I am wholesaling this, and asking 25k cash, which still leaves a lot because comps are coming in the 60s and 70s.
