@Robert Wright I am very interested. I was there over the weekend and looked at several homes. I need to do research on the over head cost. Basically I’m trying to crunch my numbers but don’t know where to start. I heard that I should expect to pay about 30% in property management fees which seems high. Any input you have would be greatly appreciated. Thank you!

I have some money in an ira that I want to use to invest. I was thinking about being a hard money lender with a friend. There’s a house that we want to go in on for 80k. I would fund 50% of it at 40k. The rent is about $800. She would be buying it to invest also. What kinds of terms would be fair? This is my first rodeo as a hard money lender

How far can I push in a professional way to ask an agent to prove they have multiple offers? I put in a rEALLY good but the listing agent is saying that they have multiple “slightly” higher offers. I don’t really believe this agent for some reason. Can agents say they have offers but really don’t? I know it’s unethical to do that but what if they do?

@Tirzo Quintero It sounds like the agent is just setting expectations instead of refusing to do something. Just say “yeah I know it’s low but let’s see where it takes us.” I wouldn’t quit on your agent yet unless you are totally clear on his position, as he is with yours. Communication is key.
