Is it a buyers or sellers market?  

As there a shortage of starter homes, like 1000 to 1400 sq foot single family homes?

I am researching buying vacant lots in the San Antonio area through tax sales, then selling them for a profit within 12 months, probably  through a  realtor . Is there a high demand for people wanting to buy developed  lots (with water and electric) so they can build their own home or put a mobile home on it?  Small lots (6000 sq feet or less)  in established neighborhoods.  What about developers looking for lots?

Which neighborhoods are more sought after than others for this?

For example, if I had a lot with a full market value of $6K  and put it in the market for $4200 how long would it take to sell?

I live in Alaska but have been researching real estate investing in Texas because of the strong growth of jobs in TX and that TX has some of the fastest growing cities in the US

Hello Russell, thanks for your post. I'm a new wholesaler, and I wanted to ask about using a realtor to find an end buyer.  If I have a property under contract and I want to have a realtor find me an end buyer (an investor), could I offer the realtor a % of the  profit rather than the realtor getting a Commission that's a % of the sale price?  For example, the seller signs a contract with me to sell the fixer upper "As-Is" for $200K.  I want to assign the contract to an investor for at least $220K, so $20K profit.   The realtor finds me an end buyer investor who pays $220K plus closing costs. Then I split the $20K profit 50/50 with the realtor so we each get $10K.  Is that feasible?

I have heard of an investor offering to a homeowner in pre-foreclosure that she could sell him (the investor )her home to avoid foreclosure and also sign a rental agreement to rent it from him so she does not have to move. Is this feasible? For type of scenarios would this be beneficial for the investor? For example, if the ARV is $400K but the homeowner has $140K in equity and is comfortable living there as it is, would it be a good deal for the investor?

I live in Anchorage AK and am interested in the Seattle metro market.  Are there opportunities for wholesaling houses? How difficult is it to find houses that could be assigned to another investor  ?  I understand it's a brutal seller's market there.

Has anyone purchased the coaching program through REI Web Tools, a company owned by Marc Imhoff in Tampa Florida ? Specifically, has anyone worked with one of their coaches, Larry Folkerts (in Sacramento CA)? How did it work for you? The basic coaching package is approximately $1K and the next level is about $1,500.
