We have a really great property under contract in Parma, Idaho.  It's about 45 minutes outside Boise and 20 minutes from Nampa.  The house has already been rehabbed really nicely, so it just needs a little touch-up of the interior paint and some work on the yard.

We have a fix n flip / rental property under contract in Nampa, Idaho that we are wholesaling.  The closing date is set for August 31, and the address is 1304 E. Amity Ave, in between Powerline and Chestnut St.  

There's a lot of junk to remove, but after that, the main house is in pretty good shape.  It has hardwood floors, but will need paint, work in the bathroom, work on the rooms downstairs, and some other miscellaneous things.

The smaller house needs more work, including plumbing, a new door, painting, new windows, and other things.  It's pretty straightforward, though.  The entire rehab should be about $35K.

This fully-rented duplex is located in Ontario, OR, which is a little less than an hour outside of Boise, ID.  It's a great rental market!  Vacancy is very low, and the property hasn't been vacant more than two weeks in the past five years.  It's a 9% cap rate, according to my calculations and the Bigger Pockets calculator.  

Each unit has individual meters for utilities, so the owner just pays the garbage bill each month.  It has a nice yard, and the tenants are required to maintain it or the owner pays a lawn service and charges it to them.  It's 2 miles from Treasure Valley Community College, which is a pretty popular school in the area.  The owner has been able to find great tenants, often students whose parents co-sign and pay for the entire year up front.  

One unit was totally rehabbed this year (tenant has a rent discount until next July because he did the work), and the other unit rents just fine as-is, even though it hasn't been rehabbed for awhile.  A new renter is just moving in and the lease is for a year.  Both units have rented for $595 for a couple of years (besides the discount because the tenant did the rehab work), but the rent could easily be raised.  

The roof will need to be replaced in 5-10 years, and everything else is in good working order.  It's an awesome property in a town with very low vacancy.

Hi John, the Boise Investor Group meetup this month is June 9.  Their meetings are always really helpful and well attended. They also have a smaller meetup every Tuesday morning for newer investors, and it's really great.  You can find info for both of them at meetup.com.  I hope you have a good trip!
