Some think there could be a lot of opportunities on the horizon. This positions buyers well because we’ve primarily been in a sellers market as of late. Educate, educate, educate! Gobble up as much information as you can and start to build your investors list and their confidence in you. If things shake out for a correction, we will be in a deal prevalent market with less money available. You could argue that people have been waiting for this and there will be plenty of capitol available. Either way, having money relationships already established is important. Having your investors list already built and primed will put you in the driver seat. Hopefully helpful.

@Gal Shapira I’m happy to share any of my findings with you. I’m still learning a lot about the market and building relationships with local processionals but will do what I can to help. The job growth is there and tech is moving in fast. One of the challenges they face is being landlocked to some degree.

Ideally both. I realize that’s a challenge. I’m open to a conversation with anyone. My last W2 made it really challenging to pursue my multifamily dreams. I see this as an opportunity to course correct and start making steps in the right direction. Priority one is continuing to provide for my family.

My partner and I are actively seeking multi-family properties in the Las Vegas market. We chose Vegas because it is close enough to home that we could manage things ourselves on our first deal. I know jobs are a huge driver for the stability of multifamily properties. What is everyone’s perspective or experience on the market? How vulnerable is it during a recession?

Best thing I ever did was get references from the previous landlords. My current tenants had been with the old landlord for 5 years and he had excellent things to say about them and it has proven true. Screenings are important and always a good check but you can’t ever truly know how good a tenant will be even if they pass their screening.
