Horeb, I work in the Las Vegas area and currently have one single family rental in St. George, UT. I’d be happy to connect you with some realtors in the area that could help you hunt for your first deal. I’m in know way an expert. However, if it were me I’d look at rentometer to see what the different areas of Las Vegas are renting for. This will help you estimate what your rents will need to be at in order to cash flow out of the gate. I like value add stuff. If you can find something that needs minor repairs you will get it cheaper and you can later improve it for forced appreciation. Find the ugly duckling amongst the swans. Feel free to reach out!

I’m struggling with time management right now. I’m trying to balance my W2 job, exercise, family, investing activities and education. It seems like I could use a 48hr day instead of 24. I’d love to hear what experiences everyone has had or is having with the challenge of working full time and giving enough time towards the investing. Eventually I will be a full time investor but I’m wondering, what sacrifices did you make to make it happen? Do I need to quit exercising for a period of time? I don’t watch TV and I’m about as active as my grandpa is on social media. I don’t feel as though I’m waisting much time. How extreme do you have to go? I’d love any feedback.

Check out Jake and Gino “Wheelbarrow profits” podcast. There’s a great variety of guests on their show mostly revolving around multifamily. It’s always good content.  They also provide education!
