Thanks for your response William. 
He and I have been friends a long time, I didn't find out about how the house was acquired until after we started dating, which is when I did the research. My thoughts were similar; contact the owner, get appraiser/comps/ etc, make an offer.
He wants to buy it with his own money. 
I told him not to pay the taxes until we either get some advice and/or talk to the owners because at this point the taxes are about $1,600 and in FL paying the taxes still doesn't give you any rights to the property.
He hasn't contact the owners yet, but do you think he's okay to stay in the house, until the owners say otherwise at least?

Hello Fellow Members, 

I have a question for you.
My boyfriend has found a fixer upper that he's crazy about - that's how the story starts.
He saw a for sale sign in the yard and called the number and gave the owner a $12,000 down payment for him to move in.
When I found out, I did my research on the property and found out the guy who "sold" it to him isn't the owner. The home is owned by the 3 daughters of the man who used to reside there before his passing. We're in FL and the owners are in NC. The property tax for 2014 haven't been paid and will go into a tax certificate auction in May. However in FL you have to have the certificate for 2 years before you can try and buy the property.
How would you go about legally acquiring this home?
I've been considering just going to the owners and letting them know about this guy and he tried to sell the home illegally and let them know he IS interested in buying even with the $12,000 loss.

Any help would be tremendously appreciated. His reasons for wanting to buy the property is to eventually flip it so he can pay off his father's medical bills; we just found out he has cancer.

Hello BP Family.
It's been so long since I last posted! I'm here often reading though.
I've become intrigued with the somewhat new profession of real estate consulting. Selling your services a la carte and being valued for your knowledge.
I have a question for anyone with consulting experience:

As a consultant there are multiple way to get paid (by the hour, flat fee, %), that being said, how do you split the payment with your broker?

This is what I want to do.
My dream is to have a company like AIMCO. Owning and operating apartment communities. I think if I were in a classroom it would be a bit better. But since its all online and its like 30+ pages of reading per unit, thats why its boring.
But this is definitely what I want to do.
=)

Chris, I love your method! I'm going to do as you did and since there is a lot of vocabulary, I'm going to make the flash cards, like Danielle suggested. I'm not sure how long it will take, but I'm willing to put in the work. I can dedicate at least 1 full hour per hour day, maybe more but definitely 1.

Hello again, Bigger Pockets Family.
I am taking my 63 hour pre-licensure class, online. I suppose if it were in a classroom I would be more engaged, but its not. The majority of the material is reading. Oh, and then some more reading (smile). My question is, how do you stay focused and how do you learn anything?
I find that I'm able to breeze through the units, but I can't retain anything I've read because its so much!
Anyone have a study method they'd like to share?

Thank you for the welcome Chris!
I appreciate what you said about how a deal like that might make you question someone's moral code, because I hadn't thought about how it might come off to someone else. My intention is definitely not to deceive, so when I meet with a seller I will ask them how they'd like to market their house (signs, MLS, investors) and present it as an option and not something that HAS to be done.
I don't want to stress the sellers because in this economy, I see more and more 'For Sale' signs; some of them for families that have raised their children in those homes, but can no longer afford it. So I definitely don't ever wanted them to feel cheated, or like they got the short end of the stick.
However if they are very motivated and need to sell, as Steve said, I don't think they'd mind. The best interest of the seller will always be my priority. I will always get their input on how they'd like things done, and if using another method, I'll tell them and get it in writing so there are NO confusions!

Hello everyone. My name is Ashley, I'm about to start my pre-licensure class to become an agent. I know I'm going to have some questions along the way and I'm hoping I can get a few answered here.

My 1st big question is this:

I know its possible to work exclusively with investors; but is this scenerio possible?

A couple comes to me wanting to sell their house fast. I agree to put it on the MLS after marketing it to my buyers list of inverstors first.

^ could I do that?
They say you can do anything if a contrast is written properly... but I'm wondering if that would be a realistic scenerio.

Any advice, tips, or insight you can offer would be gladly appreciated.
