That sounds about right for retail pricing depending on your selections. You may want to look for the flooring company production builders are using. I use RiteRug in Charlotte but I’m not sure if they have any locations in Winston-Salem.

Is there a good way to prevent tenants from abusing included utilities? I’m imagining someone running a coupe bitcoin mining servers that draw 10amps and run 24/7.

Ask if he accepts credit cards. That will at least give you the option to dispute the charges if you walks of the job for some reason.  Even if he charges a few extra bucks, it sounds like it might be worth it for your peace of mind.

As a sidenote, be sure to talk to your insurance agent and make sure it is properly insured. If you don’t it may only be insured for a percentage of the home which could leave a noticeable gap if there was ever a claim.

It sounds like they’re trying to stack the deck for when they sue their landlord. I’d try to avoid making changes unless it can benefit both parties.
