@James You  I contacted thefoundationworks.com. They told me, "Unfortunately this is on caissons so we would not be able to inspect this house"

My partner & I have been offered a deal on a house built over a hillside.  We don't have experience with this type of foundation or construction, so we'd like to have an inspector check it out first.  Does anyone know of an inspector in the L.A. area who specializes in this who could check out the foundation, plus give us insight on any other issues we might encounter with construction of this type?  We'd want this anyway, but especially since the house was in a fire!

@Brad S.  Thank you for the detailed analysis!  It all makes sense.  This wasn't the the deal for us.  We are continually looking for our next one!  Thanks!

@Brad S.  Yes, I totally agree!  New roof $12,000+ New kitchen, bathrooms, ceilings, flooring, windows, doors, resurface the back yard cement & pool surround, interior & exterior paint, etc.  That's gotta be $60,000+  Plus commission & selling fees.  Unless they've accepted an offer way over their asking price, I don't see how they made any money on this!  Maybe they even lost money?  What do you think?

Post: Sub-dividing a residential parcel in San Fernando Valley

We are investigating a parcel of land in the San Fernando Valley within the city of Los Angeles.  It's .49 acres and is a long narrow strip of land surrounded by tract homes.  It appears this is a situation where the owner refused to sell to developers no matter what he was offered.  It's our understanding that he has now passed and his children are possibly open to the idea of selling.  Nothing definite yet, but we're looking at different strategies.  

There is an old house there now, but we feel there's better potential if we sub-divide it into 3 parcels and build 3 new homes on it.  The houses on either side are laid out this way.  It's obvious that the city had planned and may still want to complete the street at the 2/3's location of this parcel as it dead-ends on either side of it.  This would provide a logical layout that matches the rest of the neighborhood.  

In very rough figures, we think we might be able to buy the land for $500K-$520K, and brand new two-story houses should sell for about $750K each.

So, what we want to know is... how difficult is it to sub-divide a parcel of land like this in the city of L.A.?  Would we/ could we sell the section of it to the city so they can complete the street?  What should we figure for rough costs to do a project like this?

@CJ Berina We're looking anywhere in the San Fernando Valley, Condo Valley, Simi Valley, and other areas in and around Los Angeles.

We did the staging ourselves for much less than the cheapest stager.  And, we were able to return a lot of the items we bought for staging!  

We sold the house through a broker who was highly recommended by a friend and who gave us a good deal on the commission. The winning offer came in after the second open house. We closed in about 5 weeks and just got our check! Very happy!

Now searching to find our next fixer project!  Looking for off-market fixers in the San Fernando, Simi or Conejo Valleys.  If you know of one, contact me!
