@Steven J. Yeah I've looked up specifics for my city where the signs can be placed. It's different for every city/county I assume. I found the information on my city's website, under codes and regulations.

@Mike Webb Yeah we are structuring them next week. With having college started I have to work around my class schedule.

@VLADIMIR LOPEZ We are trying to send out letters every week. Our last batch generated quite a bit of leads so it's very motivating to send out more letters and see the leads funnel in. Wish you the best of luck on your campaign!

Within the last couple of days of the letters arriving, I have received 6 calls regarding property leads.

One call was pretty amazing, he didn't want to sell his property but he has two neighbors that have been wanting to sell their properties so he is going to give them my information tomorrow and I'm expecting two more leads from the neighbors, pretty awesome!

Over the weekend we will place our ordered signs around regulated areas to keep leads coming!

I have two appointments this week to get a tour of the properties and make my hard offer!

Yes, we are going to place the bandit signs ourselves starting Tuesday when they arrive.

I'm not exactly sure about the laws or regulations, it can change from city to city. I've seen them around signs around Salem quite a bit, but haven't looked into it because the City of Salem website is currently down.

Hey Ryan,

I'm also 19 and new to Real Estate, at this age what I find to be successful is knowing your key information. At my first REIA meeting they made me stand up and explain to the rest of the room why I was interested in Real Estate, and more specifically what investing I was looking to get into. I had no idea and felt that I had lost a lot of connections really quick!

Needless to say in comes down to what you know. It's easy to gain someone's respect when you show them you personally care about the situation, as well as knowing your necessary information to make the deal (e.g. comps/local market etc.)

It comes down to pulling your sleeves up and just making it happen!

This is just one of our lists that sent to 492 absentee owners. I got this example list off of Sean Terry's podcast that he suggested to use.

I didn't DIY my Yellow Letters. I used YellowLetterMail.com to mail out my lists.

Thank you all for the support! Our mailings just mailed out two days ago. I figure maybe with the timing of the new year rental owners may have their resolution to sell their properties! Just a hopeful thought. However, because this thought popped into my head I figure I'll start driving for vacant houses and looking for rentals as well, make some calls to see if they are interested in selling!

If you have your correct out clauses in your Buy Side Contract, and you don't find your cash buyer within the given time period, you are able to back the seller out of the contact.
