Just to add on..... any chance the lender/appraiser would be willing to use FaceTime with you or your tenants in the building to get current, visual access plus any specific measurements? Is it a hassle, Absolutely, but with technology seeping into our lives I can’t see how this wouldn’t be better than just using old pictures and running comps.

@Andre Medeiros Don’t overlook the things you can’t see. Account for a thorough physical and title inspection of the property. Write a contingency in any offer that allows you an out after a thorough vetting of the structure as well as title/tax liens

@Hubert Ato-Bakari Chase Why has it been vacant since July? We’re you unable to rent it out after your previous eviction?

Some areas of central PA have a 20 mile requirement for either the owner or PM, but that's for all rental units not just STR.  These areas are fighting blight left by absentee landlords and the stipulations thereby require "locals" to be responsible for all properties in a timely manner.

I agree with Scott on this one.  Your landlord would probably provide spares on hand to make it convenient for you and eliminate a potential after-hours service call for him.

I’m with Dan. What’s the relevance of your driveway to the new owners that are behind you? Sounds like your neighbor doesn’t have a problem with anything, so I’m curious as to how this impacts things behind you.
