@Jp Kilduff The multistep process for LLCs has definitely caused problems with different skip tracing services I have tried. I would appreciate more info on companies that can skip trace with accuracy. Thanks

@John Coffman Why would you only be getting 2.4% of the ownership if you are putting down 12% (100/840=0.119) of the equity? You should be getting 12% ownership. 

I would have to agree with the majority. Two LLC's is the best for both liability reasons and separates an operating business from a passive one.

I think there is still opportunity in STNL if an investor is willing to have a regional tenant over a national one. Regional tenants are not necessarily riskier than national tenants. An example would be an outpatient facitliy, it may not be a name brand to the general public, but very well may have a strong regional healthcare system signing the lease.

Hey everyone, I have been getting property lists off of Datatree, which has been great. My biggest issue is most of the properties I am looking at, are in LLCs. When I skip trace the data, (Fiverr and Lead Sherpa) the mailing address has been coming back either as the property address or the agents (typically the attorney of the LLC) address. I need help with scrubbing my data to only get the mailing addresses and names of the LLC manager. Any resources or suggestions? Any help would be greatly appreciated.

Hey everyone,

I am looking to get into wholesaling in the IL, IN, and IA markets. I am looking for legal advice regarding each market. I know that in Illinois you need to have your broker's license to wholesale, is this true for Iowa and Indiana as well? If anyone can recommend an experienced real estate attorney I would love to chat with them.
