Hi Derek! Events are a great way to network. I think talking to investors who are already doing what you want to do is the best way to find a list of wholesalers to work with. The guest on the BP podcast I was just listening to advised to be weary of most wholesalers because it's not regulated and any hustler on the street can call themselves a "wholesaler". Many wholesalers will give you bad deals, ALWAYS verify the numbers yourself. He said that probably %90 of the good wholesale deals come from %10 of the wholesalers, and I think his estimation is probably spot on. I was able to quickly find about 6 or 7 good wholesalers very easily by reaching out to local investors on BP. Individual investors can't take every deal that lands on their plate so often times they will even shuffle deals over to you if they know what you are looking for. Good Luck!!!

The absolute best education is experience, and this deal looks pretty low risk. On paper the numbers look good, if you are confident in your projections then find some hard money and PULL THE TRIGGER. $100k is easy to find if your numbers work. I think it was Ken McElroy who said, "There is a lot more money than deals". Make sure you factor in your financing costs and holding costs (how long will it sit on the market before you get a buyer?). I'm just starting to get into the game, but I have a background in business and taxes, if you want my two cents... If you want to replace your income (which looks like your goal) then you'll have to scale at some point. As far as taxes you can just 1031 exchange... I'm with Mike, I'd sell and invest in more or bigger properties. 

P. S If you decide to sell and gave me more details there's a possibility I may be interested in buying
