Investment Info:

Industrial fix & flip investment in Garden City.

Purchase price: $1,300,000
Cash invested: $130K down + $140K in improvements
Sale price: $2,000,000

What made you interested in investing in this type of deal?

I wanted to start learning about being an investor.

How did you find this deal and how did you negotiate it?

Found via broker.

How did you finance this deal?

10% down plus SBA loan

How did you add value to the deal?

We fixed a long list of things that were wrong and raised rents.

What was the outcome?

We generated a gross profit of approximately $700,000 over two years.

Lessons learned? Challenges?

Don't assume tenants that are paying under market rents will stay when you raise their rent to market rates.

Looking for advice from experienced land developers…

We own 1.85 acres that is approximately 5 miles from downtown Boise, and it is currently zoned for multifamily (22 units per acre).

We've been thinking of building traditional duplexes or 4plexes but are looking into other options such as modular or prefab homes as there is some appeal to having the construction happen more quickly. We've also discussed the possibility of a 55+ community or section 8 housing. 

We understand there are probably different financing options available for different developments. 

Looking for recommendations given our goal of generating long term income. If you have experience in this type of thing we'd love to hear your thoughts.

About Me:

I'm 45, married with a baby and live in Boise, ID. I have been an entrepreneur for 15 years. Was the founder of a tech services company in 2001 and then sold it for $1.2M in 2008. I took a stab an REI in 2009...but as I'd sold my company and carried the note, I didn't have any cash....nor did I have the support of such an awesome community like BP!

My current "day job" is as the owner (with my wife) of a marketing firm. I also podcast. Combined, these take about 20 hours a week of my time. The rest of my time is now being invested in launching my REI business; hence the blog posts.

I look forward to learning from you all and giving back where I can.

We are a well funded team of two investors with extensive rehabbing experience in California. We both live here now and are looking to spool up our rehab business.

What we are looking for is this:

  • SRF in a decent or better neighborhood
  • Max purchase price is 80% of ARV, minus the cost of repairs needed
  • ARV can be up to $400K
