Wanting to develop our land in Boise - looking for advice

Looking for advice from experienced land developers…

We own 1.85 acres that is approximately 5 miles from downtown Boise, and it is currently zoned for multifamily (22 units per acre).

We've been thinking of building traditional duplexes or 4plexes but are looking into other options such as modular or prefab homes as there is some appeal to having the construction happen more quickly. We've also discussed the possibility of a 55+ community or section 8 housing. 

We understand there are probably different financing options available for different developments. 

Looking for recommendations given our goal of generating long term income. If you have experience in this type of thing we'd love to hear your thoughts.
