First you will have to look at the lot size and zoning of the plot to determine what CAN be built.

I also agree with the two other replies. You have a ton of equity in the property gained over your ownership. The rental income that could be produced from the home could potentially be multiplied by cashing out and finding a property that could cashflow more and appreciate in the long run.
