Investment Info:

Single-family residence buy & hold investment in Waldorf.

Purchase price: $195,000
Cash invested: $10,000

I have a 2,000 sqft single family residence under contract. 4 beds and 3 full baths. Wonderful open floor concept. Previous owners started, but did not complete renovations prior being foreclosed on. I'm using a FHA 203K to rehab the property as a "live in flip"/ buy and hold property. This is my first ever home purchase.

I currently live in a market where good deals are scarce to non-existent on the MLS. My goal is to find a live-in flip to get started on my real estate investing journey. My question is: Are there any legal issues to consider in cold calling/reaching out to owners of visibly distressed or vacant properties? Am i allowed to do so or would my agent have to be the point-of-contact?

I have a newly established LLC that I would like to use to begin building a rental portfolio. My question regards a purchasing strategy... Considering my LLC is new with no income, I am assuming it would be rather impossible to obtain a ”normal” mortgage out the gate. The property, a 2/bd 2/ba townhouse, is turnkey. Is it best that I seek a hard money lender to secure the deal, and then refinance into a conventional mortgage? What potential roadblocks should I expect in trying to refinance having no income for the company?
