I’ve been struggling with no bookings for two months and low view rate, and to top it off, the city just set stricter rules for short-term rentals. Feeling a bit stuck—anyone else dealing with this? Would love to hear how you’re handling things! My listing is at Fremont, CA.

What are the terms of your proposal, and what parts of it are the landlords objecting to?


I included in the proposal the benefits for the landlords, such as no worries for vacancies, a 5% profit share on top of the rental rate and the provision of a professional cleaning team for their property. I also addressed their concerns about insurance options, as they expressed significant worries about that. However, I received rejections even after sending them my current work along with the pitch deck

Any suggestions or ideas to convince the landlords for arbitration proposal? I have been trying to get landlords on board with my Airbnb arbitrage proposal, but I keep facing rejection. 

I’m wondering if anyone here has had success with this model and could share some strategies that worked for them?
Are there specific ways to build trust or present the proposal that you’ve found particularly effective?

Cold calling can be effective but so much depends on the caller, your sales angle, your list, etc… especially the list. You can have the best caller with the best pattern interrupt who is highly skilled but if they are calling a list that has been beaten to death by every call center and all the other investors out there, it won’t matter. I don’t know about virtual driving for dollars so I can’t really speak to that other than to say that if the service you use is easily available to everyone else, I would imagine any leads are worked over and tone deaf to your efforts. 

I actually love Facebook ads for REI. They work great, can be one of the most cost effective lead-gen methods out there when done right. Typically when I see failed Facebook ad accounts it's due to improper implementation rather than the platform itself. When done right, Facebook can go neck and neck with any other lead-gen method out there.

If you have the ability or the budget, building out a proper SEO strategy should be a top priority.

Google PPC is highly effective but the truth is most investors without a hefty advertising budget can’t or shouldn’t spend their dollars there.

 I use cold calling method for generating leads but it is not effective as much as I thought. I got wrong numbers and most of the owners are not interested in selling their homes. Now, I'm trying to explore the virtual driving for dollar method to generate leads. I also would like to connect with you for your effective strategies on FB ads.

 I would not recommend facebook ads, they are expensive and have very low efficiency.

Highest ROI will always be from prospecting. Driving for dollars sounds great but takes a lot of time and hits. Cold calling lets you talk to people same day. I run a call center for Real Estate.

Driving for dollars is something I do coincidentally as I go about my daily work/life. What has brought the most ROI is simply talking to people (people I know, and also strangers), and helping. I volunteer with the local Habitat for Humanity, Humane Society, and aim to help where I can. When coming from contribution, people sense your sincerity...and the world often rewards you by bringing you leads. Tell people what you're looking for, be honest and helpful to others, and over time you'll find deals.

"Time on task over time"....there's no "easy" button.  Best to you!
