@Vince Williams Thank you very much for this information. I just finished reading though it for the second time. Excellent breakdown. Knowledge is power.

Question though, and this may be better to ask a lender, but how can one use this, finances aside, with the requirement of owner occupancy? 

We are in the process of trying to get into our first few investments, our current place turning it into a rental then picking up a multi and house hacking for a bit.

Welcome @Tim Priebe . This place is Awesome. The response time to most any question asked is lightning fast. I have only had one that took a while for a response but even then it wasn't fully answered. That was on where to find an attorney here in the Springs, and now I may have an answer to that. I have sent you a PM. 

Also I second what @Bill S. has said about the podcasts, absolutely fantastic source of info.

That is awesome. Congrats @Andrew Cordle . I am not sure but it looks like you have been around here for a bit. To see that you still are breaking new ground in your own career is great, because it just goes to show us that there will always be room to grow.

I believe that Mr. Cardone had it right in this podcast. I listened to it twice as well on Thursday and also had my wife listen to it and made my carpool buddies listen to it. I believe the most important message he had was to take action. Period. For those of you who were put off by his demeanor you may want to reexamine why. I have always been a person of action. I have had people tell me I come across cocky as well but that is not it. I just do not like to sit back and watch as life and opportunities pass. If you are afraid of taking action yourself you may be projecting your fears on others who do as you sit back and do not. America is the best place on earth and It is because we had forefathers with the same mind set. Move folks get out there and make it happen. We are given a limited lease here on earth, lets make it count.

@Adam Rezner Welcome to BP. I recommend that you listen to the podcasts. These shows have so much valuable information in them. Even the shows not related to the direction you want to go in have little nuggets of golden information.

@Kate B. Podcast #37 Aaron Mazzrilo gives a tip of buying hot water heaters at a scratch and dent sale. I am not exactly sure where that would be, maybe big box or local plumbing supply house. I thought it was a great idea because it is true, you don't need a pretty water heater to sit in the garage. Also they come with the same new warranties as their unblemished counterpart.  I would recommend getting it yourself.

I am trying to take a step each day toward our goal of investing in our first rental property. Monday it was a visit with our lender. Today I went to my first auction. Then later in the day I made my first call to a FSBO which ended up being a dead end, but that was ok because it broke the ice for me.

I am going to try to locate an owner carry that we can get in to with a bit of cash down and then have it as our first buy n hold. 

So for the rest of this week I will focus on trying to find an attorney that is familiar with REI.

I want to find a great attorney to assist us with the paper work and contract end of things. 

Does any one have personal experiences with any attorneys here in Colorado Springs that they would recommend?

Hi folks I am trying to figure out which route would be best for me to earn a Colorado Real Estate License. I live in Colorado Springs and I work in Pueblo. I work full time swing shift. I would like to earn it as quickly as possible.

I would like learn which schools some of you may have attended and perhaps which ones to steer clear of.
