Quote from @Mindy Jensen:

Someone on here has a Christmas Tree Farm with tiny houses and does quite well. The theme is the key, so if you're going to have a bunch of these homes, making it an experience will increase your chances of success.

I agree there has to be something additional to make the spot appealing. Experience, location, etc...

Quote from @John Underwood:

I would never stay in a tiny home for vacation. I want to stay somewhere nice with plenty of room.

This may appeal to the budget minded family?

They are actually very popular on AirBnb if they are done right. People enjoy staying at "unique" places. But, I appreciate your insight!

What's up, BP,

I have been thinking about the opportunity of trying to buy a piece of land, getting it zoned properly and adding 3 or 4 tiny homes on it to put on AirBnb. I have a couple questions for anyone who has done this.

What has your experience been doing this? Has it cashflow'd well? Do these kind of investments appreciated similarly to a SFH?

What kind of financing is available?

What is the best tiny home manufacturing company? (quality, price, efficiency and practical)

Have you had trouble with the city in regards to subdividing the lot to get a couple units on the parcel?

Thanks you for your help!

I live in Lewiston, ID and have an Airbnb that does pretty well. I have noticed that there is no Short term management company in the valley. My questions are:

Is it difficult to start one?

What is the best software to use?

How have you recruited clients?

If you have experience in this area, let me know!

Thanks!

Spokane short term rental investors,

I am looking to invest in Spokane, WA and buy a 2-3bd, 1-2ba house to put on Airbnb or VRBO. I am an Airbnb host in Lewiston, ID but would like to discuss the short term rental market with someone in Spokane.

If you or anyone you know has experience in the greater Spokane market, please send me a DM and I’d love to connect.

Thanks,

Travis Yenor

BP community in KC!

I am in town for the week and have been looking at thee market here in KC. For people living and investing locally, what can you tel me about your market?

What are the tenants like?

Is the city expanding, shrinking or staying the same?

Is it easy to meet the 1% rule for you?

It would be awesome to be able to connect with some of you who know the market deeply!

Thanks in advance,

Travis Yenor

Listening to a recent BP podcast, I learned of the concept of being able to purchase a home using the difference between the appraised value (assuming it’s greater than the sales price) and the sales price as the down payment for the house. So, pretty much the equity in the house is the down payment!

I have 2 questions.

1. Have you had success with this strategy?

2. If so, what sort of banks/credit unions are more likely to accept these terms for the loan?

Thanks for the help!

I’m new to the BP forums and looking for people in Lewiston, Idaho and the surrounding area to network with.

Reach out if you’re in the area and it’d be awesome to connect.
