I ran into your same situation recently, and finally figured out I just wasn’t making enough offers.

Don’t get discouraged. Make a ton of offers, then see how many it takes to get one accepted. Then use that as a baseline for your next deal.

With non savvy with a computer tenants (pay online), I have an account at the local bank where they just stop in and deposit their rent. It works great for me.

Good tenants are hard to find. I would definitely accommodate. I’ve bought two properties with tenants already in place. My advice is don’t wait too long to get a lease agreement! I know people are advising not to use an attorney, but I would definitely recommend it. You can’t ever go wrong with a good attorney. The initial investment will save you lots of money later. Mine normally charges $250 ish.

So, I have a separate bank account in whichever city/town my rental is in so the tenant can deposit the rent at the bank. This works awesome for me!

Hey guys, I have had a BP account for quite some time, but have never introduced myself or participated in the forums. I recently started listening to the pod cast (starting from the beginning) and it has been so helpful! I currently have 5 rental properties, and am looking to scale to 25, so I need some direction. Anyways, I look forward to engaging and learning from all of you guys.
