I am also a noob, so somebody please stop me if I’m wrong, but to my understanding the answer is interest.  Something I’m sure an attorney would lay out for you. You’re still paying the lender back, just like you would a bank, so they’re gaining interest on their payment. You’re also unlocking the possibility of future deals with the same lender. And if you’re creating a killer deal for them why wouldn’t they come back to you!

Again, to my understanding, a private lender is usually someone you already know, or that you have an existing relationship with. Most likely someone with “bigger pockets” than you. (Sorry, it was right there, I had to!) In one of the episodes of the podcast (sorry I can’t think of which one right at this moment) their guest talks about the “3 foot rule”. To paraphrase, if someone is close enough for you to touch and you have been speaking for any length of time, mention what you’re up to, i.e. real estate investing. People are usually very interested in this field, so you never know if a deal might come up!

@Joe Martella appreciate the tip! Yes, I’ve heard of this third party, though I’m blanking on the name right now.

When you go about acquiring liens, do you go directly to the county, or have you ever gone to the homeowner first to offer to buy the property from them for the cost of the back taxes + some other consideration?

I’m also very curious about this. I tried to do some research on tax lien investing and kept running into very expensive guru style classes that I’m not willing to pay for. Do you have any suggestions on where to learn more on the topic?

@Aaron Belt, thanks for the info brother! I'm gonna check those forums out, for sure. Once I have enough capital and my credit cards are paid off I plan on starting with the BRRRR method.

You think I should look on Meetup for some REI groups? Thanks again for the response. I'll hit you up if I have any questions.

Yes, I've heard of wholesaling! Something that I'm definitely interested in doing, but lack the know-how. Any suggestions on where to read up on this? Also, once I do get started, I'm looking to do the BRRRR method as well as flipping. Thanks for the reply!

I'm 28 and just starting out in REI. I am a performer on Broadway for a living, but in the performing industry it's difficult to know when your next gig is going to be. My fiancée and I are paycheck-to-paycheck with our 10 month old son and we're fed up with it. Or at least I am.

I want to get started and am especially interested in the BRRRR method and flipping, but with my finances the way they are right now, I don't think it's possible to go it alone in such an expensive market. I do have a great credit score, but I'm managing debt right now.

That said, does anyone have advice on either going it alone OR using private/hard money in an expensive market? I’d like to keep it in my backyard to start. I live in Astoria, Queens, so I’m looking at NYC, but mostly the boroughs.

Any advice, leads, guidance is greatly appreciated.
