I believe IRROC is free to attend. They are one of a few networking events in town. An occasional sales pitch. 

You are missing literally the largest networking event in the state today.

Investing in Denver from Omaha? I don't want to discourage you, even the best investors spending large amounts on direct mail are having challenges in finding great deals. I know people in Denver investing in Omaha. With all sincerity I believe there are much better flip markets considerably closer to you than Denver.

I am familiar with them and offer this - Do your due diligence - regardless of who is presenting the deal, you need to do your own diligence. Each deal is different, use a wholesalers numbers as a barometer but never as fact.

@John Chapman interesting post. I especially liked the disclaimer that you may sound whiny to an enthusiastic new comer.

I have about half the units you mentioned and although the management doesn't bring me down, finding good deals, rehabbing and frankly driving across town seems like too much work. A couple years ago I changed course and started doing new construction projects, it still is a new kind of exciting and can be very lucrative (maybe possible without changing markets).

I have more recently began looking at diversifying income streams - buying a business, investments outside of real estate, etc.

Ultimately it comes down to what gets you going, maybe time to bring someone on to handle the items that you dislike? 

Take a nice vacation and remind yourself why you have worked so hard to build this business.

@Michael Glaser I am sure the tile company would like your 4 transactions. Why not work with them or an attorney to get the contract as short as possible but still meeting their criteria?

You may consider looking at a reverse 1031 exchange, complicated but maybe easier than financing, buying and reselling to a family member.

@Dan Williamson Welcome to BiggerPockets. There are a lot of great resources and people in the Denver metro real estate investment community. Get out and meet as many people and attend networking events as you can, every event brings a different crowd and opportunity to learn.
