Hello!

     My real estate business has grown to the point where I need tax/business strategizing. I have had tax pros help file my taxes over the years, but I'm hoping I can work with something where I can develop a relationship with, rather than only speaking at tax time. Please let me know you have any referrals!

 Try one of the "note guys" in your area.....they maybe able to help you......put a note on it and take some cash out


 Never even thought of that. How would I even for search for someone like that? Im guessing they have companies around that would do that?

 Simmy, I owe about 1.8mm. The real estate value vacant (as residential) is probably 2mm, but since they leased and with that cash flow I think it could command 3mm, but not sure if I lender would see it that way.

They are properly zoned. Not commercial technically, but they are businesses in good standing with the city.

BP, I own three single family homes that are leased out to medical companies. 2 are assisted living businesses and the third is a transition home clinic. The portfolio yields 18k a month. I would like to refinance so I can use some equity to expand. Do you know of any lending company that would lend on this type of portfolio? I have not had much like calling around.

I own a SFR that hosts an assisted living facility. The rent goes up every six months, starting at 4k a month to 7k a month beginning in April on a 3 year lease. I believe the property itself is worth 720k, but based on the rent of 84k I suppose it could be worth 850k+ to a commercial lender? I owe 510k.

The reason I ask id like to cash out and purchase another property and I am curious the best way to pull some equity out. Obviously I would prefer the bigger valuation, but this is my first large deal and not sure how it might be evaluated. I am now reaching out to lenders, but just curious if any of you had any ideas. I appreciate your help!

Does anyone have a referral for an attorney or title company in Arizona who can do subject 2 deals? I have been getting pushback from the few I’ve called.

To me anything higher than a 10 cap, preferably one multi family in the 500 k range with minimal repairs.
