Congrats on your flip. Church Hill is a great area, and likely to become even more popular with Stone having its operations in the area, which will likely attract even more services to the near east end. Deals in Church Hill are tough to find, unless they need significant work.

Hey @Chase Loeb Richmond is an awesome place to live. My wife is a residential agent and would agree with @Geoff Bishop that it is a seller's market. Investment properties are tough to find on MLS. We have had success with short sales but it takes patience. We are always on the lookout for other opportunities.

Chris this is all really good info. My wife and I here in Richmond have one LT rental and have now just finished renovating our first home and are deciding whether to flip or hold and rent. Really appreciate your insight into the process. Im going to research how to have a really comprehensive scope of work. Best luck, reach out if you are back in RVA!

We have a couple of rental properties, but are looking to learn more about investing. The podcast here has been awesome. Hello to everyone- totally psyched to have stumbled across this site! Im a full time physician with a brilliant residential real estate wife. We have a couple single family properties with minimal cashflow and are looking to expand our knowledge to help attain the goal of true financial freedom in 5 years. I am here to learn as much as possible from others, network, find friends, and maybe even taste my latest home brew together!
