My girlfriend and I are looking at buying land out-of-state within 1-2 weeks.  We are having trouble understanding what institution is ideal for getting a loan, securing pre-approval, etc.  

We were given a rate from one bank at 6.5%, and some other unfavorable terms (according to our local real estate agent friend and his connected lenders).

Does anyone know of the best way to get a loan for land that is out-of-state?  

I'd love to hook up with a lender someone trusts and likes, because we are literally looking to buy land with 1-2 weeks.

So here is the deal.

I bought a house on 08/14/20, which was said to be zoned as a MF per the city assessor site and the listing on Zillow even though it was actually sold as SF.

On 08/12/20, unbeknownst to me and apparently everyone else, the owner was cited with violating zoning.


I purchased the place to house hack and live in one side and rent the other.

Now it seems like he should have let me know it was cited, per the seller disclosure, and the title company should have caught it too.

I'm having some problems finding an insurance company to write a policy on my multi-family investment property that I'm on contract for in St. Petersburg, Fl.

The issue is that I have had 2 claims in the last few months on my current property here in Iowa.

These claims are hail damage to roof and replacing a window, totaling $14,000.

Can someone recommend a provider that can help me? Oh, and I close August 7th.

@Jaime Elkins I am going to be moving to St Pete with exactly the same thing in mind! I’m actually currently working on selling my house this summer and then finding a nice multi-family house hack to refurb and rent. Would love to connect around investing in St Pete. I visited Gulfport recently and totally loved that cute little area!

I am trying to understand the New Smyrna market in terms of a short term rental investement.

I'd like to find a place in Florida that I can be there during some of the winter months, and use as a short-term rental for the rest of the year.

I'm finding all kinds of various ordinances in cities around the U.S., zoning issues, etc.

Is there an agent that understands that market? If that isn't the place, is there a more ideal place in Florida for what I'm trying to accomplish?

In terms of financing, what instruments are typically used for acquiring STR property? I currently have equity in my home. Im curious what deposit is typically required, and how loans get structured for out of state investors like myself looking to do part-time STR?
