Hi, Adrienne. I will be signing papers in the morning to buy my first 2 properties in Dayton. I looked around BP and found Janice Kemmer. She is mentioned in many posts here on BP. I spoke to her today and like how she runs the business. I will be using her for both of my properties.

I'm looking for wholesalers working in the Dayton, OH market. Mainly looking for MF but will entertain SFR, as well. Wanting to focus on the area south/east of the river, or up towards Springfield. I'm looking for fixer-upper properties, not turn key units. I am focusing on BRRRR investing, so the numbers are important. If you have anything available, please let me know. Thanks.

Thank you for the offer. Right now, I am looking basically south/east of the river, either by the Univ. of Dayton or further south toward Kettering. Really, though, I'm open to other places, but again, just the one side of the river for the most part.

I have an offer in on a flip home I should hear about tomorrow. If I don't get that home, I have some others I'm looking at as rentals and will be making offers on them.

I appreciate the help. I'll keep in touch and let you know.

Hi, Nick. 

I live in Sacramento, as well, and have been looking to pick up OOS rentals. I like Dayton, Ohio, but I have contacts there to help me get started. I think, as a lot of people are saying here, the Midwest is a great place to start.

Where in Sacramento are you located? I live in River Park. I've been a realtor for 8 years in Sac, as well, so I have some background knowledge in real estate in general if I can be of any assistance. Happy to meetup sometime if you want.

No sales talk. I only keep my license for my own investing purposes now. But I'm happy to pass along knowledge and discuss REI.

Thank you for the advice on getting a lawyer. I was hoping to get more details on what went into the structure of the contract, though. I don't want to go to a lawyer without knowing what to expect and what I should be asking for in the contract.

I'm assuming any real estate lawyer worth his salt knows the details. I just want to be prepared myself to have answers ready to questions he may have.

Any details on that?
