If you have some liquidity and are willing to look at BRRR type activity there are loan programs for you if you have good credit. The one that jumps to mind is a no doc type loan while the terms are not as good as fannie mae conventional it would allow you to finance/ refinance a property based on its value and rents to offset the mortgage. Typically they are 30 year term, 3/1 ARM , at 7-8% interest. Best of Luck.

Nick,

DFW is still a good market for a number of reasons. The job growth and population growth seem to be in line. Further the jobs that are coming are long term and building the local economy. Most of what I have seen show approximately 750k new residents from 2017 to end of 2021. Housing/ apartment starts are not keeping up so the price to buy is increasing. That said as others mentioned a BRRR is not a bad start. You can find deals with some equity, but it wont be considerable. The advantage is values are appreciating at or above 10% year on year so you get it on the back side. You are also most likely not going to experience any challenge in your lease up and can be picky with your tenant selection if you get into the $200-$250k value range.

I was in Chicago area over the Thanksgiving break and the same speculation is occurring there regarding Amazon.  It appeared they had selected three potential sites as options and where in the DD/ negotiating phase with the city and ownership entities.  I would assume the same is going on here.  If DFW were able to land Amazon then the growth and continued appreciation is eminent.  However I think it is a double edged sword as it will price thousands out of their homes.
