Sales are definitely slowing here in CO.  Real estate agents are having to do open houses and showings more after two years of explosion.  Things still selling though.  Wouldn't call it a downturn from what I have seen yet, but definitely a stabilization. I think it's more of a shock with rising interest rates than a long term thing.  But it's hard to say, we're now as expensive as LA and SD, so not sure how much farther we can go in Glenwood Springs.

Hey all,

Does anyone invest in the Caribbean? With prices so high here locally we are struggling to justify the next purchase. We have some substantial equity and some of the Caribbean islands, specifically Bonaire and Curacao which are owned by the Netherlands look very appealing for a STR. Anyone invested anywhere in the Caribbean and want to share your experiences?

@Ryan Moyer. For sure. The issue is that the teachers, restaurant, ski resort, etc can’t find anywhere to live. We have the same problems in glenwood springs.

@Paul Stamm. This is my thought as well. The wife and I are in disagreement. It’s a weird flip of our nature. If one of us is going to be cheap or take shortcuts it is usually me.

Hello all,

Just moved into our second house hack and it has an unfinished basement. Previous owner had already placed insulation on the walls throughout basement. There is definitely no sealer on the inside of the concrete walls as tested with spray bottle. Sealant was applied to exterior walls and can be seen. House is 20 years old. There is no sign of leaks anywhere that I can detect and we have uncharacteristically had several rainy days lately. Wanting to begin framing walls in the basement and wondering if it is worth the hassle of tearing down the insulation and applying sealant to interior walls or not. Any experience, recommendations? We live in the mountains in Colorado (glenwood springs), so decent amount of snow, not much rain usually.

Hello,

My wife and I are probably relocating for work to Glenwood Springs/ Rifle area of Colorado.  We will be coming up next weekend or the following and would like to find a realtor that is familiar with house hacking so we can look at some properties while we are there exploring the area and interviewing.  Would love any recommendations from the BP community.

@Pamela Sandberg. Thank you for your insight. We may just lock it off. It's a finished attic, but not really a usable space anyway so I don't think it adds much value regardless.
