@Mitchell Shimabukuro yeah, there’s going to be one meter for the quad. The submetering options I’ve looked into seem like too much of a hassle. I’m thinking the easiest way would be the flat rate on top of the rent.

@Theresa Harris we’re planning to add $25-$40 to current market rents for the water. As we get closer to construction completion, I’m going to connect with the owners of the other quads to see what rents they’re going to charge.

@Frankie Betancourt Just to be clear, the $500 interest payment would be made monthly. At the end of the term (12 months), the $50,000 of principal (and any accrued interest) would be due. So yes, in total, you'd end up paying $56,000 at the end of the term, but you're actually making I/O payments on a monthly basis.

@Lynnette E. that’s a good point on the flooring (not to mention the doorways). I have an appliance store in mind, but I’ll have to check with them to see if they offer servicing and double check warranties.

@Don Gouge Thanks, Don. I'm assuming you're talking from the perspective of, "just another that could break" or "another thing the tenant could complain about." If this is the case, then point well taken!

@Scott P. I've been teetering back and forth based on the circumstances. To me, the metering issue is somewhat mitigated by the fact that we're planning to bake an additional $25-$40 into the monthly rent. To your last point - yes, the tenant could end up doing a ton of laundry, taking hour-long showers, and double tapping on the toilet to run up our water bill. Most of these issues are tied to electric (which is metered separately)...hopefully that deters them from going down that path.
