@Christopher Lane whatever you do DO NOT try to do this behind her back. Your first investment is going to be stressful and difficult enough on its own. Having this secret hanging over your head isn't going to help. Don't be in such a hurry, there will always be deals to be found. Between the two of you you're making a killer income right now. Save as much as possible for 6 months to a year and in the meantime try to find out what she might be comfortable with in REI.

@Caleb Curry think of it this way. If you didn’t have that house right now would you be interested in buying it at those numbers to rent out? Be happy to get out around even and move on. You’d be tying up way too much money over the years just hoping for appreciation. That money can be used in much more productive ways. You can find solid rentals that will appreciate and at the very least cover the whole mortgage. Good luck!!

Welcome Rita. I’m currently living in the DC area and have been looking into the Indy market a lot the last few months. I’m no expert but I’ve learned a bit about some of the neighborhoods in Indy. As for DC it’s mostly out of my range so I haven’t looked into it much. Good luck, if you have any questions I’d be happy to help if I can.

@John Kosim you have your hands full right now. I wouldn’t be in a hurry to get involved in anything else financially until you figure out what your plan is for your house. Trying to invest and put a ton of money into your current residence at the same time is going to be difficult and not worth the stress in my opinion. Good luck on whatever you decide to do.

@Danny Webber I agree there are other places that are better right now. Especially with my finances. I’m looking at several markets very carefully. Thanks for the reply. 

Before considering this any further I’d recommend getting all the info you can on the last updates to flooring, paint, roof, and hvac on the home. If any or all of those are near needing replacement then that will drastically change your numbers.

@Harvey Fang I’m looking into Single family rentals at the moment. Not sure which market quite yet but I’m narrowing it down. I’m from Sacramento originally and would like to get back there eventually. Not sure that area is my best bet right now though.
