@Ryan Hutchins: I'm also interested to know whether you went through with this and/or how it landed.  How did the story end?

I find the foreclosures UI in the toolbar to be complete clickbait. A 7-day trial for an external paid service shouldn't be labeled with "search this database", but rather, "enter your credit card".  The credit card form additionally comes *after* you enter your name/email and set a password, and does not even give the price that will kick in after the trial is finished.  Completely deceptive business practices.  Shame on you BP for playing along.

I'm grateful that my two daughters are both healthy and both on their way to bright futures. They are well on their way towards benefiting from a long string of good life decisions that they have made.

I'm collecting bids for putting a steel structure over a parking lot in my newly acquired apartment complex, and thought the community might like to see some of the prices I've been quoted.  For a linear array of 14 spaces, including installation, I was quoted about $28k for full cantilever (posts at the very end) or about $25k for semi-cantilever (posts offset from the end by 7.5'.  Semi-cantilever is less expensive, because it doesn't need to have quite as much strength to offset the huge leverage at the very end of the structure.

your loan may or may not be too small for them.  My loan was $1.04M.  My buyer's agent may have some contacts that you can use: Craig Langley  craiglangley 'at' cox.net

Are these commercial, portfolio, or conventional? I just did a commercial loan that closed last Friday: 3.70% interest, 80% LTV, 30 year amortization, 12 year fixed. Seems like you ought to be able to do a little better.

If I can take the floor for about 5-10 minutes, I'd be happy to discuss the 13-unit I'm about to close on.

What parts of the real estate industry tend to shut down on weekends, either in part or in whole?  I understand that there may be variance between individuals and companies, but what are the industry norms for:

agents?

loan brokers?

title companies?

lenders?

real estate lawyers?

inspectors?

Actually, I've just ordered that list from most->least likely to work on weekends, but I'm wondering what everyone else would expect.

Are the spreadsheets on BP Insights supposed to be available to Pro members?  If so, how can I get the password?
