@Megan Burrows yes I definitely have been watching, I believe jobs have been growing faster then the national average and are projected to continue. It is just an article I have seen and wanted to get it out there again to get more input on it. Do you think the apartment rentals are over build like they suggest?

I'm glad to see this thread is alive again, I have also been researching the area, i visited the area about two years ago and like it. As I am researching I did come across this article, it is about a year old now so I was wondering what the boot on the ground are seeing today. Was this article ever correct? Is the market getting tighter or is it still growing great? I have heard some people say there need to be more jobs created to continue to sustain the growth? I'm just sharing what I have found because the area does look great. Thank you for everyone else's in put as well.

@Jeremy Babin also I know here in Lakewood co, they have rules on how many un-related people you can have in a house at a time. I have never heard of it being enforced and see people filling 6 or 7 bed room houses with people in the area. Just something else to keep in mind.

@Jeremy Babin I would double check to make sure your numbers are right as well, a 1000 a month is pretty steep but I dont know the area. Also when you are house hacking you should be able to make the numbers fairly easy. I think you would be better off finding an unfinished basement or something if you are trying to value add.

@Jaden Adams this is not something we can answer for you, there are a lot of good points on both sides for you to think about. If Money is the issue you could always go to a cheaper school for something you do enjoy but in the end it is something you have to decide. Best of luck let us know what you end up doing.

@Nick Dooley hi, I am also looking in to the Arlington area. From what I have seen it is about a 1% market at the MLS list price, so if you search long and hard for a great deal I think it could be a good place to invest. I am also new at this so take it for what it is worth. I have seen higher taxes than many places so keep that in mind. I have been using an app called deal check to dig deeper in to deals and it has helped a lot. I would love to talk about the area and investing in general so please bounce any ideas off of me if you would like.

@Jason Huff yeah, point I never even thought about assigning value to who's name the refinance was in. I dont know that it would have much value until I could not put them in my name any longer but yes good to think about before I am backed into a corner with that decision. I would think if you two are 50/50 with money in and not 50/50 with the work in the deal you definitely need to be compensated. What If you put it in a contract to get paid a few thousand or what even you decide to be paid for running the rehab and get paid that before the equity split when the property sells down the road. As well as what if you just paid your self like a property manager for managing it. Then you could just save the extra cash while being paid for the extra work. Like I said just trying to figure it out my self.
