@Julius John thanks. Your saying turnkey would be more so for investors with plenty of capital and a lower interest in real estate?

@Mike Flora i like your goal that is mine as well and I like that plan of action @Steve Vaughan thanks for writing, I understand what you mean by a good team making the flipping process so much more efficient and profitable. I have one flip under my belt where I bought a bank forclosure on auction and flipped for an 18k profit to another investor who then did the actual fixing part and flipped again for a profit. I would definitely take a few more of those, but they are not an easy find, as well as the risk factor associated with the forclosure auction properties got me thinking if a less aggressive approach might be be better. @Brent Coombs yes, I definitely need to remember that BRRRR strategy. Ive heard about it more recently now I'll just have to do it.

Looking for some insight on a plan of action to my goal of becoming more free finance wise and timewise. With $50,000 available on a HELOC (floating interest rate) Would it be better to do a small scale fix and flip or 2 to raise capital to put as down money on a turnkey rental or would it make more sense to put about 20k of my HELOC towards a down payment with a reputable turnkey company in Memphis TN on a SFR (Midsouth Homebuyers) I know a lot of investors are interested in long-term cash flow over short term capital gains for various reasons. In my situation is cashflow still better then capital gains?

Thanks for the advice. Its my first deal and wanting to keep the ball rolling so was thinking I should be able to market it based off what I understood other people where doing. 

   I'll let you know how I make out Russell. It is an auction.com property bought for $30k while other comparables are closer to 100k

 Wondering how to go about marketing or selling a house when I have not closed on it yet?

I bought a foreclosed SFR over a month ago and still need to wait a few weeks for settlement yet until the title comes back.

Wanting to flip this house as quick as possible and wondering what is expected in this scenario to get some buyers in the pipeline to have a quicker deal when I settle. 

Located near Reading, PA any answers will be appreciated. 

OK, Should I just be using the one the seller (in my case it's the bank) provides or get my own? 

Is it still necessary to do a title search if you are going to have title insurance? 

Looking for some info on title insurance, Is there things it does not cover?
