@Scott Passman, I completely agree with you. Just the fact that the Modern Monetary Theory (the idea that the government can take on as much debt as they want as long as it is in USD and the FED can just make more USD appear out of thin air (quantitative easing)) is being discussed seriously is frightening to me. People are worried about the stock market crashing, but the Bond market is 3x the size of the stock market and is in a far more precarious position. A great book on this topic is: The Coming Bond Market Collapse by Chris Pento. We've had it good with very low inflation rates for a while now, but its unsustainable considering how much money has been dumped into the economy and how little of it has actually been invested into growth. Fascinating topic to discuss

Remember, you only lose money when the market turns IF you sell. If it's your personal house and you intend to live their for a while then there is a high likely hood you will see a cycle in the market where prices go up and prices go down. But you have the luxury of deciding when to sell. Just buy within your means (don't have 50% of your income going to the mortgage or something crazy) and you will be okay.

I'm curious how much cash you will have tied up? And also what your goal is? If you're after appreciation then I get it, but if you're after cash flow then you can probably find a turnkey property elsewhere that provides more cash flow than $126

Wow, what market did you find that in? That's a huge margin, almost 2%. I can't seem to find a neighborhood with numbers that good unless it has a crime rate that makes Aleppo, Syria look like Disney World.

$587 for two SFH is pretty solid. Is that typical for Las Vegas? I am about to move fairly close to Vegas in a couple weeks and have been super curious about investing there. Personally, I would learn towards either a refinance or finding other investors to pitch in some capital. It sounds like you already have good tenants in the SFHs and systems in place, so I'd keep them for the cashflow for sure.

If you haven't already read it, David Greene's book on long distance real estate investing will be a great asset to you. It has helped me out tremendously and basically walks you step by step through the whole process.
