Monthly cash flow calculation
Looking at a SFH and below are my numbers;
1. CoC ROI - 3.4%
2. Closing cost is included
3. Monthly net cash flow: ~ $126
4. A class property
5. All the expenses are included In the above calculation. (8% repair) even though the property is in a pristine condition.
6. Vacancy 8%, PM 10%, taxes & insurance
7. I may not have any equity right of the bat at the price I am buying, market is hot and Paying for closing cost. Market appreciation would around 4-5% yearly
8. Don’t want to be too motivated because market is very hot.
Any suggestions or recommendations on my criteria?
