Thank you for the info, all. Seeing Rentvine and Buildium mentioned a few times. Do either of these platforms charge tenants a fee to pay their rent?

Hi All,

I'm looking for some advice on a property management software. I currently have 5 properties; 7 units. (1 office building, 2 duplexes, and 2 single family homes) I am currently pulling a line of credit out of my office building and will be using that to purchase a 6th property. My question is, when is it the right time to start using a property management software and which one would work best for my current situation. I plan on continuing to acquire 1 or 2 properties a year moving forward.

Hi guys, quick question regarding the Fannie Mae owner occupied program. This last March a used the 5% down program to buy a duplex in NH. If I live in the property for a year, can I use the same program to purchase and occupy another multi or, can you only have one of these types of mortgages open at a time? I guess the question is, could I house hack with these program over and over just as I would with a conventional mortgage?

Hi All,

I'm planning on renting out my house and need some ideas on how to handle certain things. The house is a ranch with a 3 car detached garage with an above ground pool and about 3 acres of land. Who should handle what as far as the land and the pool? Should I pay for both to be maintained or leave it up to the tenant? Also, with the 3 car garage, should I rent all 3 to the tenant or keep one for myself? Do you think that will deter potential tenants?

Thanks for the suggestions, all! I’m going to start with some area rugs and go from there. Any suggestions on type of rugs are padding that works best?

Hey guys I have a 2 family, up down duplex in NH. Tenants downstairs are complaining about noise from the upstairs unit (stomping, talking too loudly, etc). The upstairs unit has all laminate floors. I’m planning to buy area rugs to help with the noise but I’m wondering if anyone has any other suggestions to help with the noise.
