Hey Robert im in the Huntington area if you ever need boots on the ground! we can link up!

I have a 4/2 SFH in the highlawn area of Huntington, picked it up very cheap and invested money into it to completely redo it. I am sitting around 40k all in and my appraisal just came in at 85k. rents for 1200 a month so it's a home run. There are so many opportunities like this in the market. Huntington housing is made up of 53% rentals so it's very renter friendly. I suggest if you are looking to get into the market here to stay on the River side of the railroad tracks and in the east end.

Offer a 6 month lease at current rate, with option to move month to month at market rate at the end of it. That will keep your tenants long enough to get into warmer months and gives them adequate time to prepare for a rent increase. 

looking for a dependable contractor in the Huntington Wv area that can do dependable work. needing drywall work, countertops, flooring, some plumbing, paint and finish work done.

Hello i bought my first piece of property in march of 2020 and have invested my own money in totally demoing and fixing it up myself in the evenings. I have not set up my LLC up yet due to not having any income coming in yet. I have took a chunk of savings that i had set aside to buy a house that was in very poor condition and to put back into live-able condition. I didn't finish the house to put a tenant in it by the end of 2020. How/am I able to deduct the cost that i paid out in 2020 on my taxes?
