How to get my numbers right when it comes to repairs when you are virtually wholesali

I have a property under contract and it's minimum rehab I have a good arv my assignment fee is even on the low side how do I estimate repairs when I'm doing it virtually

 How do you know its minimal reno? Why because the owner told you, that means nothing. You need to have your team walk it. So many times so called " wholesalers" send me props they do not have a clue about
