Ok, so I know it’s like one of the most coveted things, but can anyone recommend a good house cleaner/cleaning service?

Have an SFR in Euclid and another in Garfield Heights and will be needing cleaning for MTR's.

Thanks!

We are about to close on our first rental property that we are looking to MTR and curious to know what everyone else does about security, video doorbells, etc. for their properties.

Specifically, when it comes to having a medium term renter, do you give them access to the doorbell, etc. and then just change the password after each guest?

And any other helpful tips would be greatly appreciated
thanks!

Hey, I can’t remember… Why does David Greene say he doesn’t like to close on a Friday?

Is it just a matter of getting possession ASAP, or is there an actual reason why it would matter?

Contactors arnt just going to come to a house you dont own, to give you a bid on a project that will never materialize

Well not with that attitude Russell;)

maybe they don’t in DC, but I got it to happen in CLE and also do it all the time in CA

If you get contractors to do that that often....why are you unable to estimate a rehab cost without a contractor?

Well… because I’m not some big-time Realtor/investor/YouTube star so I can’t just do that on my own that easy, yet. I’m
(oh yeah, and it’s a brand new market for me so there’s that also)

I agree. If you have a contractor you use regularly then of course they will check it out with you. But if you are finding someone off Angies list then maybe it’s hit or miss lol.

Good ‘ol Yelp

have you looked into DSCR loans? requirements will be tighter on income and likely 25% down. but DTI won't be a factor

I have not looked into that!  Im in Canada, so I will see if that's an available option.  Thanks for the idea Nicholas!
Try contacting Jason Atwood at BetterLife (it’s Brandon Turner’s lending company).
I have no affiliation with them whatsoever, but they seem really great and on top of things, and all they work with his investors, so I figure they can help you if anybody.

Help! Seller wouldn't allow access to the property without an accepted offer, so we got that and then after he double confirmed he'd be there today, the contractor no-showed.  (and can't get a hold of the other 2 contractors that were also lined up)

Now What?? we have NO idea how much work is needed on the property and we're out of state.

I know having a great contractor is like having a golden goose...but any suggestions would be GREATLY appreciated.

Thanks!
