We have a lovely home about 3 blocks back from the beach in Port Aranas Texas. So far we have been OK at renting them but could def use more. Any tools i.e. Facebook, Instagram...etc that you could recommend. Or perhaps anything else I'm not thinking about. Currently listing with VRBO and HomeAway. Would appreciate any help. Thank you

Hi all, any help here would be appreciated. My family and I are looking to obtain financing on a new construction in Port Aransas Texas. We have run into a issue with our lender who initially approved us but is now backing out. They are saying that under Fannie Mae Freddie Mac rules a new construction home can not be financed as an investment property. Our terms were 15% down 30 year fixed. The house has been on the market for almost 2 months. Has anyone heard of this before? Just on the top layer this makes no sense to me.

Hello BiggerPockets,

My wife and I are about to qualify for a home loan through Quiken. This will be our first investment property. To add to the story my brother and his wife will also be partners in this process. They will be on the title but will not have any of the loan in their name. Can they contribute 50% of the down payment and closing costs without it going through me or being taxed as a gift or anything else? My Lender says yes it is doable but I would like to hear other facts before I commit to it. Also, is there any other fees or taxes that anyone can thing of that would come from doing a partnership like this?

We are first time investors who have narrowed it down to Port Aransas or North Padre Texas. Looking for a house that is  2/2 or bigger with a price tag of 225K. Close to beach as possible, maybe with a view if possible. I've seen a few and now they went pending. We would like to use this as a short term rental. 

Begining to get a LLC together and looking for lendors. Anyone know how to get investment property for less than 20% down?

Is there anyone out there who may be able to help with this area? Any input would be greatly appreciated. Than you all

Newbie investors here looking to invest in vacation rentals for positive cash flow in the Port Aransas Texas area. I believe purchasing here would be good for short term rentals close to year around. We have enjoyed going to Port A several times a year since I was a kid. Would love to ask some questions to someone who is in this specific area and invests down there. So far just getting all my info from Bigger Pockets, books and I have a great agent lined up down there.  Also looking for a good Short term rental Calculator to identify all expenses and run the numbers on several properties. Thanks for any help.
