On the apartment complexs I have purchased. I usally start by cleaning up the surrounding property (curb appeal). Then I send out a letter telling them the rents will increase. The water cost is "hidden" into the rent. It usally flush the bottom feeders out and allows me to recondition the vacant aparments. This allows you to have a cash flow while upgrading property.

I still use the 50/50  rule to ck for cash flow. Once I get rent roll and operation cost, I run a more  in depth  Analysis. It also depend on condition of units and age. I have some I have paid 25k a door and some at 55k a door.

Hello, my name is Rodney. I did a intro a couple years ago. I start on a personal 24 month remodel right after and didn't get involved on BP. Now it's back to Realestate investing. Did manage to buy 8 more apartments during this time. Which brings me to 44 total rental units. During this time I have listen to every podcast. The forum is the real deal! And has help me greatly with my rentals. Water saving ideas was a awesome return on my 24 unit building! Thanks guys!

I have use them several time for water heater installs. I have not had any problems.

New to forum. Not really be trolling for a while. I have enjoyed many ideas in the past few months.

I have been investing part time for about 10 years. I have 38 units. 28 multifamily (duplex and quads) 3 commercial total 18,000 sq ft ,and 7 single family houses.

I have owned and operated a auto repair business for 20 year.

Love the forums! I'm addicted!
