if the vents are completely full,  you are probably better off replacing them than trying to clean them out.  If it is just near the vents/registers, then you can probably cut it out as close to the inside edges of the vent as possible.  that stuff cuts pretty easy with a serrated knife.

As long as they put your original appliances back,  they can take the new ones with them.

might want to call some mud jacking companies.  I know they can raise and level concrete.  A buddy of mine had it done in a carport, and they did a good job.  They drill holes in the floor, and pump concrete or something under the slab to raise it.  Not sure what he paid

Instead of wholesaling,  why not use the leads you are working to try and land a property?

You might be able to get one subject to, or owner financed.  If someone is really in distress,  they will work with you on creative ways to help them out.

If you happen to land a deal that only works with cash, THEN wholesale it.  I think a change in mindset to looking for your next property, and wholesale it if it doesn't work for you, works better than; finding enough properties for other investors to hopefully make enough to buy one yourself.

If It were me,  I'd call the landlord, give hime a heads about the law, and possible penalties that he would face if he did this to the wrong tenant.  I'm hoping you aren't the wrong type of tenant.  

Tell him you don't want the interest, but just thought you'd try to save him from someone that would soak him for 2X the deposit + court costs over a dollars worth of interest.

@Marquell Jones,  If someone owes 50K on a property, you can bet you will not get that property for 2K in back taxes.  Properties get bid up at these auctions.  You are bidding against other investors who want the property, and sometimes the bank who wants to protect their loan.  

The tax assessor will take what is owed for the taxes, and any overages go to "interested parties"  usually a mortgage holder, then anyone who has a lien on the property, then the owner.

The price that the property sells for at auction has little to do with how much taxes are owed, or how much is left on the mortgage.  It's all about what investors think the property is worth.

Yes.  Put in what the house would rent for if you were not living there.  I think what @Steve R. was implying is since you live there, you are basically paying yourself rent.  That money would normally go to some other landlord, or toward another mortgage is you didn't live there.  So use whatever number you think is fair for the space you will be occupying, and add that to the total rent for the property.

look at craigslist.  A lot of wholesalers advertise there.  look for the we buy house ads, or listings for cheap properties or handyman specials.  contact them and let them know you are an investor looking for properties.  Some wholesalers will only work with cash buyers though.

I do driving for dollars, and started mailing a few months ago.  I haven't gotten any deals yet,  but I just recently started talking to neighbors when I'm out.  If I see anyone outside within a couple houses of a property i'm interested in, I ask them if anyone lives there.  Sometimes they will talk your ear off, and give you all kinds of info.  I got the contact info, including phone numbers, for a couple of properties this way (saves me from having to mail letter to them).  A few people I have left business cards with, because they said they would pass on my info next time they see the owner.
