We do our own cleaning. All bedding -- including quilts and pillow shams -- gets washed after every guest.

This bums me out. I mean, obviously, I'm into real estate investing because I want to make money. But (this is my big soft spot) I also love animals and want them to have good homes. Even though we could, we don't make our tenants pay an extra pet deposit or pet rent. We'll just charge everyone $10,000 a month for a house in Five Points, pets or no. Haha.

I drive a Nissan Leaf, and we're about to get solar panels on our house so it'll kind of be like driving for free. My old man wouldn't let me get a Tesla. ;)

We also have an Acura MDX that we inherited and a 1900 VW Vanagon Westfalia, which is great for hauling big stuff.

My question is where in the heck are you finding anything in Denver for under $60k?!!! 

My knowledge of foreclosures in Denver is limited to attending one auction and not buying anything, but one thing I can tell you is that if there's a property you're interested in you should check with Denver water to see if there are water or sewer charges, which go with the property not the owner but (as far as I know) don't become a lien. In our case (and we could be wrong) we're planning to appeal to fixie-riding 20-something hipsters who want to live in an excellent roommate house stumbling distance from the light rail in a neighborhood that hasn't quite up-and-come all the way yet. What I've learned recently from talking to realtors and friends who've been looking for apartments is that the rental market in Denver is absolutely out of control right now. We're hoping to catch the people who decide that instead of paying, say, $1,200 a month for an unexciting 1-bedroom apartment, they could just get a roommate and live in a cool house. Plus I'm stoked to get in on the neighborhood before it gets too, too expensive! 

I'm new to Bigger Pockets and to real estate investing, but we just spent a few months looking for an investment property to flip or hold in Denver and after giving up on finding something in our original budget (under $200k), we're about to close on something we found for $300k that we're going to fix and hold. If they really want in on Denver, they're going to have to increase their budget. I don't think that's a bad idea if they want to hold rather than flip, but I'm biased!
