How do you know what you are looking at on the list? Also, how do you get the property addresses? All i see are parcel numbers. Thanks

I have a property similar in cashflow to yours simply because I bought it as a primary residence years ago. As i despise mortgages, it is my only one and will now be paid off soon. It hasnt been hard to keep even without cashflo because being in Neptune Beach, it is NEVER vacant. Tenants Ive had here have all been professionals and paid on time and the demand is so high, it is always rented in a matter of hours. If i had it to do over again, I would still def keep it.

I am anti- mortgage. So I always go with cash, when possible. There are pros and cons both ways. You have to decide if you are comfortable on the debt wheel or not. Im not, so my potential for growth may be lower than someone who is. Leverage does increase your buying power but it comes with added risk.

Im in Duval county, Fl. I once had coquina siding put on a house. I had a permit pulled for the siding. The garage door was open on the house the day the inspector came. I had also replaced 2 boards on the outside of the garage and he could see the new wood from the inside of the garage. He made me tear off every bit of my new coquina just so he could see that i had used vapor barrier over the new wood and that it was really only 2 boards replaced. That cost me almost $11k I could have avoided by getting the inspection and permit for the boards. Code enforcement doesnt play around. Id get the permit. The flipper you wrote of may not have been caught yet, but when he does, it wont be fun.

It seems to me like they have offered you what they have available for you to move to. Rents have been going up quickly lately. Do you have better options? How long is left on your lease?

Id think it was a liability. I wouldnt want a pool in a rental. I almost bought a house with a pool that was previously a rental. It was being sold because the tenants 2 year old had drowned in the pool. I wasnt an investor then, but I never forgot it either.

Uh huh. Always happens right before rent is due. Interestingly enough, thats also when car accidents happen, family members die, people loose their jobs, breakins happen and when dogs start eating all the cash in wallets. But when these things happen in my rentals, rent is still due on the first and a security deposit is held until the lease is up and has been honored. My 2 cents...
