How does someone who is a newbie, but has a strong passion and desire to get into the real estate investing field begin when literally living pay check to pay check?

I am seeing anyone who has rental property looking for tenants in the Detroit suburban area. I have clients that are seeking such. They are seeking a 3-4bdrm, 2 bath.

I am new to the investing field and my brother is my partner. He currently lives in the Detroit, MI area. This city has of course filed bankruptcy recently and has a lot of not so pretty neighborhoods. However there are quite a few decent ones as well as the surrounding areas. I would like any advice or opinions from anyone who knows how the RE market is in this area.
