Hi I have a guy we used when we still rented our previous home in Olde Towne East. Most of our rentals are out of town now but I still recommend him because he was great. I don’t get any kick backs and I’m not related. Just an FYI. Not sure I’m allowed to post his info? So send me a message and if I’m allowed I will.

This is a fantastic post! We have done our borrowing with the local credit union. They are a hybrid of conventional and portfolio. They definitely have overlays but they keep all of the loans in house including owner occupant mortgages. We have 20 year 4.5% loans 75% ltv but they are based on appraisals and I often find the appraising to be ridiculously conservative. 

They have been great to work with from a relationships standpoint but from an equity stripping and growth standpoint we must branch out. We are in Ohio.


Does anyone have any experience with accredited investing at super low interest rates (sub 2%) using properties as collateral. This may be the wrong forum to ask.

Hello-I realize this is an old thread but I am looking into this currently. I am curious about providing up to date property estimates as part of this process. Did you submit estimates from Zillow/Trulia or did you have recent estimates on hand that were honored?

This is a great post and Linda’s responses were fantastic! My kids host a week long “kids fun camp” for a few hours a day a couple times each summer. My daughter recruited her brother’s friends and also his help to entertain the kids. They charged $8 per child per day and made over $300 each time which they split. It’s enough to start a fund. On top of that they have a few lemonade stands, my daughter teachers piano, babysits, and they do a little bit for me with the 15 rentals we have (begrudgingly.) It’s about $1,000 each a year TOTAL and so it’s time for them to get serious and save instead of just blowing it at Target. This thread was instrumental in helping me know what to do! Thanks everyone :)

As a side bar our property values are pretty low.  I'd love to hear from you @Philip Cutting  and am going to call your insurance guy as well.

We pay about $35 a month for fire coverage. PM me if you want my agent's contact info. They keep me legal for less :)

I haven't dealt with this but your best bet is to probably let the City repair it. Call and see if they can give you an estimate (or their contractor can) and if it doesn't seem outrageous just move forward. Does it tell you how long you have to get it fixed?

Thanks you guys. I want the house. I know how much I can rent it for and I need the revenue to start coming in. If I could get it for $41,000 it'd meet my model. It doesn't need any work which is why I'm willing to pay a bit more. The house is in a town that doesn't have many buyers.
