My lease state that smoking is not allowed and violation can leads to eviction and pets are not allowed in the property but there is no cash penalty in the lease for violating both.

I will post a cure or quit notice on her door tomorrow.
My other questions is how can I be sure she is not smoking or having the dog in the units again?

I stop by one of out rentals yesterday to see the plumber's work. i met the tenant smoking in the living room and heard a dog barking upstairs.

We have a no smoking & pet policy in our lease.

I told her both her not allowed in the units and she lied that the dog belongs to her mum and she took the dog out with her while I was there. I can tell that she was lying and my plumber confirm that he saw the dog there the previous day.

What should I do next? Send her a warning letter of violation of the terms in her lease?
How do I ensure she is still not smoking in the house?

Deb,
I believe she just moved to another boyfriend house.
She has not got her moving package yet but unfortunately I have not heard from her in a weekl she is yet to pick her stuff or come for me to sign the release form.
I spoke to section 8 this week and they will still honor the lease.

Derek,
The standard fee in my area is $199 but I have never paid it because we bought most of our REO through the listing agent and since they are getting double commission, it has always been waived.

The last contract I close through my agent, it was included in my HUD statement at closing but my agent gave me a check for the same amount back at close including a $50 gift card for Lowes. I had discussed it before with her and she agreed that she will have her broker waive it.

When you find the right agent that is part of your team, this fee will be waived easily.

Harri,
In OH, you will be responsible for paying the water & sewage whether it's in his name or not. Once he doesn't pay the landlord is responsible for the payment, if they disconnect you'll be charge a reconnect fee before your new tenant can moved in.

A tenant just moved out of one of our units owning $370 in water bill, I'll have to make the payment tomorrow and pray she pays me back, since I still have to sign her release paper for section8.

Lastly, get a local Columbus attorney on your team.
