I got a good deal from carpet rite recently. Almost $500 less that what my contractor wanted to charge, you can check them out if you have one in your city. It was on clearance

The tenants pays the utilities but landlord pays the water.
I took a contractor there that gave me an estimate for $25,000 for repair, the previous owner started some of the repair already

The units are vacant because the property belongs to the bank and they are not renting them out when the tenants leaves.

George : I like your idea of having the bank finance it for me and I have been thinking on how to present this to them. I have 25%-30% for down payment but am a new investor and do not have 2yrs tax return and other documents that the bank will be asking for.

Can you kindly advice me on how to present this offer to the bank for them to finance it for me
